We have several ..some of the ones you listed we also had but as we had a regular all of those ones have been since been broken.
We have never once used our Primary home (we have a shore house that we do use)
I’m white , wife is Indian ..she would never ever play with other Indians (didn’t matter when we finally got into it she liked black)

No solo dates ever too much risk.
Husband / boyfriend in the area room preferred. Have stepped into the bathroom to sit and read on occasion just no locked doors allowed.
Lots of kissing.
Husband prepare both wife and lover.
Husband eats wife to prepare her for lover.
Husband licks and sucks lover to prepare him for wife
Husband guides lover into wife and puts lover back in should he fall out.
When lover is ready to cum husband finished lover orally and swallows. Then starts preparing lover again.
There will be testing.
There is one more thing.
When lover has a full bladder husband to kneel before lover and take lovers soft man hood in mouth and swallow it down to allow the lover to relieve his bladder. Husband preforms similar service for wife.
Had lots of them but things tend to morph as the years go by
1. No pain or disrespect of any kind. To either wife of hubby.
2. No contacting wifey directly unless permission from hubby. Had to block some guys from this. Clearly they didn’t understand rule 1.
3 Absolute discretion. If any pics are taken. They are on our phones. Will gladly share anything with the couple or single if they ask.
These are the ones that slowly morphed over the years. Either modified or completely dropped.
- soft swap only. Haha. Didn’t last long.
- single bi females or couples with bi females. Great when we can find it but moved past the need for a bi lady for wifey. A he’d dick does the trick just as good for her.
- no kissing. That rule was from wifey. Didn’t last long.
- only play together in the same room. That got dropped completely. We’re both less reserved without the other one being present at all times. We like both scenarios. It when we play even in separate rooms we’re both at the same party or entertaining a couple in the same house.
No playing alone on single dates. Very rarely go outside of this but wifey has had an experience she liked alone.
Comdoms always. Morohed a little if we know the people are clean and tested.
I’d be willing to be most people in this lifestyle went through some or all of these changes in rules as you slowly figure out what you can like and what you’re willing to accept for / from your partner.

As others have mentioned, the rules we have in place tend to change over time.
For us:
Both of us vet the guy (hasn't happened in a while)
Hubby always around at least until wife is comfortable (maybe in the room, usually nearby).
No guy to wife only contact until wife is comfortable, incredible how many guys couldn't get this
Not at our place and not where we live. Generally prefer neutral locations but 1 guy has an exception to this
No filming except on our phones
Condoms...generally yes, occasionally gets forgotten about.
Stop means stop, no second chances.
No real rules on what sex is allowed, if O is happy with it then it's fine for me.
